Attic air sealing in Laredo TX - gaps closed before the insulation goes in

Hot upstairs rooms and a power bill that keeps climbing usually trace back to gaps in the attic floor. We find them and close them.

Worker in protective coveralls sprays foam insulation between wooden attic rafters and along the roofline.

Do I need attic air sealing or just more insulation?

Attic air sealing in Laredo, TX closes the gaps and openings between your rooms and the attic, so the air you paid to cool stays in the house and the insulation above it can do its job. It's done before any new insulation goes in, because once the attic floor is buried, those gaps are a lot harder to reach.

Most people who call us have a room that won't stay comfortable, usually upstairs or over the garage, and a power bill that doesn't make sense for the size of the house. Sometimes the answer is sealing plus attic insulation, and sometimes the insulation up there is fine and it's only the gaps. The price mostly follows how big the attic is, how many openings there are and how much old insulation has to be moved to reach them. The schedule follows what I find when I go up, since a problem in the attic sometimes has to be fixed first. Your estimate is written out so you can see what's included for your house.

How we handle attic air sealing

Insulation by itself doesn't stop air, so we close the openings first and only then worry about depth. I start by looking the attic over and finding where the air is getting through. Then we pull the old insulation back at each spot and seal around light fixtures, duct boots, plumbing pipes and wire holes with the material that fits that opening. Around a flue we use metal, not foam, because that pipe gets hot and foam has no business touching it. Once the sealing's done, we lay the insulation back evenly out to the edges and keep the eave vents clear so the attic can still breathe.

Sealing is often one piece of a bigger fix. If the old insulation is soaked or full of droppings, it comes out before anything new goes in, and our insulation removal work takes care of that. When the walls or floors of an older house need help too, retrofit insulation adds insulation to spaces that are already closed up. And when your ducts run through the attic, spray foam insulation under the roof deck can bring them inside the insulated part of the house.

Seal the gaps, then top up the loose fill

This is the one I recommend for most attics, where there's already some insulation and the real problem is air moving through the gaps under it. We seal first, then add blown-in insulation, which is loose fill blown through a hose, to even out the depth, and it's the cheaper of the two.

Spray foam when the ductwork lives up there

Foam costs more, but it seals air while it insulates, so it earns its price when your air handler and ducts sit in the attic. Sprayed under the roof deck, it pulls that equipment inside the insulated space instead of leaving it out in the attic heat.

Why Laredo homeowners call SealWell Laredo Insulation Company for attic air sealing

I come out and write the estimate myself

I'm the one who comes out, climbs into your attic and writes the estimate, so the person pricing the job is the person who saw the gaps. On install day I work alongside our small crew, so I'm up there for the sealing too.

In business since 2023, mostly in attics

I spent years behind a desk before deciding my hands were better used in an attic than on a keyboard. I learned insulation on another contractor's crew, then started our business in 2023, and attics are what we're best known for.

Licensed and fully insured above your ceiling

We're licensed and fully insured, which counts for something when people are kneeling on the joists over your bedroom, working around wiring and a hot flue pipe. Ask me about our coverage when I'm out for the estimate and you'll get a plain answer.

Straight answers when the attic needs something else

If your attic has a problem that sealing won't fix, I'll tell you and point you to the right person rather than seal over it. When you're ready, call (956) 508-9070 or send the form on this page, and I'll come out and take a look.

Get your attic checked and a written air sealing estimate

We reply within one business day, then I come out, look the attic over and write you a free estimate at your property, with no pressure and no obligation. It's written out so you can see exactly what's included. If you have a gas furnace or water heater with a flue, a bath fan that vents into the attic or a roof that's leaked, mention it when you call or send the form.

What to know about attic air sealing permits in Laredo

The city's permit list for licensed trades names mechanical, plumbing and electrical work, not attic air sealing, so that list doesn't settle whether your job needs a permit. The place to ask is the city's Building Development Services. When a job does need a city permit, we pull it as your contractor and handle the paperwork with that office. You can pull the permit yourself, but then the city considers you the contractor on the project.

We're based in Laredo and work in Laredo and the cities around it, and the attics we see here tend to show the same few problems. Gaps around can lights and the hatch are left open, insulation sits deep in the middle and thin at the edges, and now and then the old material is past saving. There's more about how we work across the area on our Laredo insulation page.

Questions Laredo homeowners ask about attic air sealing

How much does attic air sealing cost in Laredo?

There's no flat price, because your attic sets it, starting with its size, how many openings need sealing and how much old insulation has to be moved or hauled out first. Going with spray foam instead of topping up loose fill raises it, and so does a repair that has to happen first. I'll price yours after I've been up there.

Why does the attic get inspected before air sealing?

Because what's already up there decides the plan. The first checks are for live knob and tube wiring, which is the old kind run on porcelain knobs, vermiculite insulation, bath fans that blow into the attic instead of outside, and roof leaks. If you have attic flooring, a gas fireplace or an unvented kerosene heater, tell me at the start so I know what I'm walking into.

What is a combustion safety test and why does attic air sealing need one?

It's a check that a furnace, water heater or other appliance venting up a flue on its own draft still sends its exhaust up and out, with no backdrafting or spillage into the house. Homes with that kind of equipment get the test as part of the work, because tightening the attic changes how air moves. If it turns up a problem, that gets fixed before the attic work goes ahead, so it can move the start date.

How long does attic air sealing take, and do we have to leave the house?

It depends on your attic, and I'd rather give you the plan at the estimate than guess here. A bigger attic, a lot of old insulation to move or a repair that has to come first all stretch it out. Sealing and loose fill usually don't mean clearing out the house, and if the plan calls for spray foam, I'll tell you up front when you, the kids and the pets can come back in.

How do I compare attic air sealing estimates from different contractors?

Check that each one says whether your existing insulation will be moved aside or removed to get at the gaps, since that's a big part of the work and the price. If you have gas appliances with a flue, see whether the combustion safety test is part of the plan too.

Can a utility program help pay for attic air sealing in Laredo?

It may, if your household qualifies. AEP Texas Central serves Laredo, and its Targeted Low-Income Program arranges insulation and attic access sealing through not-for-profit agencies for households at or below 200% of the federal poverty guideline. Check your eligibility with the program before you book, since that work goes through its agencies.
